The challenge

Part of the former Marlboro Motor Lodge property on Route 9 is being subdivided to help meet the township Fourth Round affordable housing obligation. The site calls for a compact senior building with structured parking, designed to NJHMFA standards for age-restricted housing.

Our approach

We are designing a four-story building over a concrete podium with a contemporary look and black trim windows, in line with SCA recent senior housing work. NJHMFA requirements are built in from the start: emergency call systems, reinforced grab bars at bathing fixtures, dual handrails in common corridors, and generator service to common areas and elevators. Konstruct Engineering handles the structure and foundations in the same office.

Where it stands

The project is in planning and schematic design in 2026, with SCA leading the architecture and coordinating the full design team toward approvals.
