The challenge

The building at 259 Van Nostrand Avenue began life in 1960 as part of the neighboring hospital and was converted to senior apartments in 1994. Three decades later its roof, windows, kitchens, baths, and finishes had reached the end of their service life, and the owner needed a full capital renovation financed through NJHMFA, with new accessible apartments brought into the mix.

Our approach

Working from the capital needs assessment and energy audit, SCA documented every apartment in the building and worked with the general contractor to define the final scope: new roofing, windows, kitchens, baths, flooring, hardware, and lighting, plus a remodeled elevator cab. Our drawings separated the accessible unit conversions and common area upgrades that needed permits from the in-kind repair work, giving the Jersey City building department a clear path to approval.

Through construction

SCA stayed on through a full year of construction administration with regular site visits, submittal and shop drawing review, contractor payment review, punch lists, and the certificate of substantial completion. The renovation is complete and the project is in close-out in 2026.
